Online Permits
Please note: mechanical, gas piping, and oil burner permits are handled by Fire Administration. Please do not submit a building permit application for these types of permits. Any questions, please call Derry Fire Administration at (603) 432-6751.
To save time, we recommend that you file your permit online. You are able to upload plot plans and materials and communicate via email with the inspectors and office staff. This streamlines the process and reduces the turnaround time.
R105.3.2 Time Limitation of Application. An application for a permit for any proposed work shall be deemed to have been abandoned 180 days after the date of filing unless such application has been pursued in good faith or a permit has been issued; except that the building official is authorized to grant one or more extensions of time for additional periods not exceeding 180 days each. The extension shall be requested in writing and justifiable cause demonstrated.

Note: Allow POP UPS. Please only apply for the permit once you have your plot plans and other required documentation ready. If you plan on completing a project several months out, please hold off with applying for the building permits. As of January 1, 2022, the Town of Derry will require that you have all your required proofs before submitting an application either in person or online. This will allow the building inspectors to focus on processing completed applications and process permit applications in a more timely manner.
** There is no permit for fencing. There are no regulations. The fence can be installed up to the property line. However, we recommend that you set your fence inside your property boundary at least 2 feet so you can maintain your fence and lawn without trespassing on your neighbor's property.
** There is no permit required for window replacements. However, if you are adding windows or changing window sizes, then a building permit is required.
** There is no roof shingle permit if you are only replacing roof shingles. However, if you are changing the roof pitch or making other structural changes to a roof, then a building permit is required.
When you click the above link, you will need to create a username and password if you do not already have an account. Once you register, you will be able to get to the next screen. Click on new application at the top. On the first page at the bottom, there is a drop down bar to select the permit type: Chimney, Commercial, Demolition, Electrical, New Residential, Plumbing, Residential Additions & Renovations, Septic Installation, Sign, and Well.
Please select Residential Additions & Renovations for: an accessory dwelling unit, breezeway, deck, family room, farmer's porch, garage, gazebo, mobile homes (replacement and temporary), renovations, roof pitch changes or other structural changes, swimming pool (above and in-ground), screen porch, three season room, shed, and windows (if you are installing additional windows or changes the size of windows).
Please select Solar Array System for: solar array. A separate electrical permit is required. Certificate of Completions (COC) MUST be left on site for the inspector's signature.

Electrical - a separate electrical permit is required if you are running electricity. Only a licensed NH master electrician may apply for an electrical permit. However, if you are the property owner, you may opt to do the electrical work. To apply for an electrical permit as a homeowner, you will need to complete a Homeowner Affidavit and upload that along with a copy of your driver's license. You will need to provide an electrical diagram of the proposed work that must be approved by the building inspector before commencing work.
Plumbing - only a licensed NH master plumber may apply for a plumbing permit. However, if you are the property owner, you may opt to do the plumbing work. In order to apply for a plumbing permit, you will need to complete a Homeowner Affidavit and upload that along with a copy of your driver's license. You will need to provide a plumbing diagram of the proposed work that must be approved by the building inspector before commencing work and come into the office in person.
Only one homeowner affidavit form is required per project.
You will receive an email once the permit application is approved and ready for payment. The only way you can pay with a credit card is by using the online permitting system. If you come to the office in person to pay for your permit, we only accept checks made payable to the Town of Derry or cash (must be exact change only as we do not have a cash register.) Once your payment is received, the permit will be issued. If you pay online via credit card, the next business day is when your permit will be issued.
The permit must be paid in order for any inspections to occur. Please call us at (603) 432-6148 to schedule an inspection. A 24 hour notice for inspections is required. Typically, inspections are scheduled on the next business day. However, sometimes it takes a few days to schedule an inspection. You may call in advance to schedule an inspection, to ensure that you get the date you need.
